I have been a Certified Residential Appraiser for 25 years and a Realtor for 30 years. I know a lot about home construction, but I'm smart enough to get Kenny to do an inspection. He is one of the best I've worked with and the only home inspector that I will recommend. His professionalism, thoroughness, and reasonable rates and knowledge of construction put him well above the fray. I am really glad that he was the inspector on my purchase and not on the home I sold. That inspector missed so much on my sale that I was pointing things the home needed to the buyers. If you use anyone by Commonwealth, you could be making an expensive mistake.
I have used Kenny on previous inspections and have found him to be very efficient, thorough, and conscientious in his work. I recently put in an offer for a house and made every effort to engage Kenny as my inspection contractor. This effort was aggressively blocked by the seller's agent, who not only blocked my choice of inspector, but also played a bit of a trick in the agreement by putting in a provision requiring sellers approval on inspectors. We thought this would be limited to requiring a properly licensed and insured individual, but no, she was actively blackballing Kenny and two other inspectors who were doing a good job protecting their clients, the buyer, resulting in requests for adjustments. Obviously, this was costing her sales and potential commissions, all because someone was doing a good job. I personally spoke with an attorney at the Kentucky Real Estate Authority about this situation. They are well aware of this activity and clearly state it is illegal. The Greater Louisville Association of Realtors is blackballing people they don't like because they are doing a good job for their clients. Bad faith on their part for sure. Supposedly there are efforts ongoing by the State to correct this totally egregious behavior. In the meantime, assuming it is not already too late, I encourage buyers to carefully review terms added to the standard GLAR agreement to make sure you are not giving up reasonable rights to choose your own service providers.
Kenny was a great help to me during the inspection of a potential home I was interested in purchasing. His report was concise, through, and very detailed. I appreciated his honesty and integrity through the process. As a first time home buyer, I was fortunate enough to find someone who was honest and straight forth for my inspection. I will gladly use his services in the future and refer many friends and family to him!
We had decided to purchase a home that looked to be perfect for us. The price was right, we liked the house and everything seemed to be coming together perfectly. Until after doing our research we decided to hire Ken to inspect the house. As soon as we mentioned his name our realtor seemed very uncomfortable, and adamant that we should hire anyone else. As I said we had done our research, and when we asked why we should go with someone else, all we received was here-say and statements to the effect of "Well, a friend of a friend said they had a bad experience with him". No one would tell us why we should not use Ken so we decided to stick to our guns.
Thank god we did.
I have purchased a home before. I have had homes inspected before. What Ken did for us was not even in the same ballpark. He performed the most thorough, exhaustive inspection I have ever seen or heard of. Not only did he do his job extremely well, but he went over every issue that he found with us and included an explanation of the steps we needed to take to resolve the issues should we purchase the house.
He not only found everything that could possibly be an issue currently or in the future with the house. At each step he provided us with:
1. An explanation of the issue
2. The severity of the issue
3. Whether it needed to be addressed now, in the next year, 5 years, or at our leisure
4. How to fix the issue if we should want to do it ourselves.
Those things alone would have been well worth the money (He also had one of the lowest fees of the inspectors we checked out). But when he got to the slow draining tub that the sellers had stated in the disclosure form was a 'design flaw' that they had checked out by a plumber who stated it cannot be fixed. Ken told us that that was a red flag and that everything can be fixed it's just a matter of how much it is going to cost. On his advice we had someone come out with a sewer inspection camera and they discovered that the drainage in the slab under the house was going to have to be replaced soon and that it would involve tearing up the concrete under the house and cost roughly $25,000.00!!!
Ken saved us from making a huge mistake that would have caused us heartache for years. I will never use any other inspector and would suggest him to anyone that wants to get a thorough inspection of a home before purchasing. I think that may be why the realtor didn't want us to go with him because I can see him pointing out flaws in houses that maybe effect their bottom line.
We aren't rich, we cannot afford to purchase a money-pit. I am so thankful that we went with Ken and the whole experience has made me a better shopper and much more weary of blindly accepting a realtors advice. Thanks again Ken. You rock.
Kenny was very professional when inspecting the home we were planning on purchasing. Thank goodness he was thorough bringing to our attention several areas of foundational, water leaks, crossed wires and a multutude of other issues which would have caught us unaware if not brought to our attention.
I hope that whoever bought the house also had an inspector who was very thorough since the seller did not disclose any problems
I called Mr. Martin with COmmonwealth for my first home purchase and was very thankful I had, Kenny found many items in need of correction or replacement and saved me almost $10k off the agreed purchase price. He insisted I walk with him when I called to schedule because I had other things planned and my Real Estate Agent told me I did not need to be there the whole time but show up at the end for a summary, and I am very happy he did, I learned more in those 3 hours than I could have ever known. Thank you Mr. Martin, I felt very assured I was in good hands as you answered all of my questions thoroughly and offered much needed advise for me being a first time home buyer.

I recently selected Commonwealth Home Inspections to conduct a pre-purchase inspection on a 17 year old residence. My selection was made because of the extensive construction and remodeling experience of Kenny, their inspector. I followed Kenny around for the entire 3 1/2 hour inspection and was amazed at his knowledge and ability to identify potential issues needing immediate attention as well as other maintenance issues which need to be addressed over time. He took the time to clearly explain the issue and what was needed to correct the deficiency. It is no wonder that he is not that popular with real estate agents wanting to sell a house, as he literally identifies everything that is in need of attention. While the sheer number of items identified is probably scary to the seller, Kenny prioritizes their importance and and assists the buyer in identifying those things that really need to be considered before completing a purchase. Equally impressive as the inspection itself, is the final report prepared with accompanying photographs. The completed report is both an excellent guide for making a decision regarding purchase and is literally a blueprint for the new homeowner of items that need to be addressed down the road. Having moved thirteen times over my career, I have hired a number of home inspectors. There is no question that Kenny was far better than any of the others. If you want a comprehensive accounting and documentation of the all issues relating to the condition of a home you are considering to purchase, you will not go wrong in selecting Kenny as your home inspector.

Today was the 2nd time I have used Kenny for a home inspection. The first time was 2 years ago, and talk about a disaster of a house! What I took away from that inspection were things to look for, signs of damage etc, and ever since then I have looked at several homes that I knew were no good. Today was different, as we are actually going through with this house! Kenny was thorough as usual, explained every issue in detail, what needs fixed now, later, or not at all, and HOW to fix it, since I do most of my own repairs. Contrary to popular gossip among Louisville Realtors, Kenny DOES NOT talk people into not buying houses so he can get more inspection money later. All he does is point out every single issue the house has, and tells you what needs attention now, later, or maybe not at all, and HOW to fix it, plus what it may cost to have a contractor do it.So really it's a home care plan too. I have recommended Kenny and will keep on recommending him!

If it wasn't for Kenny with Commonwealth Home Inspections, we would have purchased a home that had several thousand dollars of repairs needed. We called Commonwealth to inspect a house that we were concidering purchasing but because of all the hidden issues that he found, we declined to buy the house. Commonwealth found hidden mold, faulty roofing, rotted sill plates, electrical fire hazards, and countless other issues. Kenny and Commonwealth Inspections are 100% professional and I will use them for every home that I or my family are considering buying. I don't believe you can find a better professional licensed home inspector.

I have bought several homes in the past and the inspectors have missed a lot. Within the first hour (of a four hour inspection) I knew Kenny was different. He walked me through each part of the process and explained what needed to be addressed. Some things were a priority and others were over the next several years. This professional creates a plan for you to care for your home and that is invaluable as a buyer. What sold me on Kenny was when he wanted to make sure I had the right person, he was a adamant about not taking business from another inspector.
