We were certified by the American Society of Home Inspectors in 1996 long before any state required licensing. (No longer a member since we felt their extensive advertising over teaching habits in our monthly newsletters were counterproductive and not worthy of our funds)

Our Chief Home Inspector Kenny Martin has been inspecting homes in and around the Louisville Metro almost 20 years and grew up in and around construction originally working doing rehabs on 100+ year old homes in and around Old Louisville.
We do not have a fancy website touting “special” tools that make people sound like SUPERMAN that really do not improve ones Inspection skills or knowledge overall, but then again we do have our fair share and more than almost all other Home Inspectors in Lou. KY.
Our many years in and around construction and Inspecting thousands of homes for our clients AND NOT FOR REALTORS make us the most thorough Home Inspection choice period!
We use a computerized reporting system, (available for view at the sample report link on top of each page), and include digital photos of all defects and maintenance needs we find at your new home.
Most inspections take approximately 3-4 hours but run longer when we find more and then we do the report at the office taking another 2 hours on average.
We spend on average 5-6 hours on every home inspection! 2.5 hrs inspecting the home and another 2 hours writing the report is pretty much the minimum ever.. Double what most spend! We do not rush any inspection, if it takes 4, 5 or 6 hours we take our time to ensure thoroughness.
The only way we ever do more than 1 Home Inspection in a day is if both are very small ensuring you always get the needed attention while we are at the Home Inspection allowing you to ask more questions.
Walk WITH your Home Inspector.. you will receive maintenance information unique to your home and learn more about the home in just a few hours than living in the home for years so bring a pad and paper and make notes of minor things which may be important to you as a new Home Buyer.
Unlike many Home Inspection Companies we actually get on the roof and go into attics and crawlspaces, these are the areas we typically find the most concerns including fungus (molds) and structural issues and yet many other Home Inspectors decline entering referring to certain potential safety hazards.
Our Home Inspections are usually twice as thorough as other Home Inspection companies and without exaggeration up to 20 times more thorough, (We know because we have been shown previous inspection reports of some homes we have inspected) we save you more because we find more, every-time, period!!
We can’t get out of any home these days without AT LEAST 75 photos of issues in need of either repair or maintenance, that way you are more equipped with the knowledge you need to maintain your home and be ready for a smooth home sale when you choose to sell your home and we explain which items are typical, which are not, which are major, minor etc.
Pay a little more for a Home Inspection now and you won’t have to pay more after you move in or when you sell your home due to unexpected repairs (excluding normal wear and tear and potential hidden defects) .
If any Home Inspector spends less than 3 hours inspecting your home and 2 hours more preparing the report you are likely NOT getting a thorough Home Inspection! That’s 5 hours total for an average size home and increases dependent on size and condition.

This is the second time I have used Kenny for an inspection and have been nothing but impressed with his thoroughness. He has exceeded expectations both times and will definitely be using him in the future. I wouldn’t trust anyone else with such an important part of homeownership.
Today was the 2nd time I have used Kenny for a home inspection. The first time was 2 years ago, and talk about a disaster of a house! What I took away from that inspection were things to look for, signs of damage etc, and ever since then I have looked at several homes that I knew were no good. Today was different, as we are actually going through with this house! Kenny was thorough as usual, explained every issue in detail, what needs fixed now, later, or not at all, and HOW to fix it, since I do most of my own repairs. Contrary to popular gossip among Louisville Realtors, Kenny DOES NOT talk people into not buying houses so he can get more inspection money later. All he does is point out every single issue the house has, and tells you what needs attention now, later, or maybe not at all, and HOW to fix it, plus what it may cost to have a contractor do it.So really it's a home care plan too. I have recommended Kenny and will keep on recommending him!

I have bought several homes in the past and the inspectors have missed a lot. Within the first hour (of a four hour inspection) I knew Kenny was different. He walked me through each part of the process and explained what needed to be addressed. Some things were a priority and others were over the next several years. This professional creates a plan for you to care for your home and that is invaluable as a buyer. Excellent inspector, very professional and I got a thorough inspection report with about 134 pictures and comments. If you are looking for a responsible inspector and a thorough inspection report, he is the one you should contact with.
Agents still ask me why I take so many pictures and spend so much time on the inspection and report.. REALLY!? It's what Home Inspectors OWE their clients in my opinion, anything less is just, well.. too little.

My first impression when I saw Kenny pull up was who's this in this little car? Kenny gets out and opens his trunk and pops out his little giant ladder and bag of tools and very quickly showed me who he was! I can't say enough of just how thorough Kenny was and how much he made me feel like his best friend. After the exhausting 3 hour inspection and talking extensively about many, many items I reached into my engineering degree pride and found there was nothing there, literally. I though I had a good, no great grasp of homes being a 3 time home owner doing all of my own repairs, but after this inspection I learned I have alot to learn. Kenny set me strait on things I didn't see at all and perfectly explained them so I knew he knew what he was talking about. Folks, this guy IS the right choice for your home inspector, don't let your agent talk you into someone else, or as mine did try to talk you out of using Kenny, because it will be one of the biggest mistakes you ever make.

Kenny is so great. He makes sure he finds everything wrong with a home. He leaves no stones unturned. not only is he friendly but he will also walk you through the house and explain what he found and make sure you know what you will need to do to fix it correctly. we have used him twice now and my family members have also used him as well. we love how he does not work with realtors so we know he has no hidden agendas to help sell a home. he cares for his customers and his reports are well laid out and easy to read and use when taking them to the table to make an offer. We will continue to use his services in our family for sure and will recommend him to anyone looking to buy a home and needs an inspector.
Kenny was very thorough and did a terrific job of identifying issues (both definite and potential) with a 51 year old home in Anchorage, KY that we had hired him to inspect. He seemed very knowledgeable about every aspect of home construction and maintenance and seemed to know codes by heart. After reading about his higher-than-normal degree of thoroughness on the Commonwealth Home Inspections website and in other reviews online I was wary about the possibility of him being an "alarmist", but that turned out not to be the case whatsoever; he very clearly articulated which issues were of real concern and which ones were "no big deal". He answered any questions we had both during and after the home inspection and was always very responsive. I would definitely recommend Kenny to anyone needing a home inspection.
I've used Kenny 3x so far and scheduling a 4th. He is incredibly thorough and descriptive. His experience and knowledge enable him to provide the home buyer with a very clear idea of their possible home. Let's face the reality....ALL homes have issues, lots of them.
