The Inspection
Depending on the size & condition of the home, a typical home inspection from Commonwealth Home Inspections takes between 3 and 4 hours to complete on site then an additional 3 hours to prepare the report which will be emailed with photos of all issues with the home including maintenance needs. VERY few Home Inspectors will give you 6+ hours to inspect a home and write a report much less find as much as we do all while explaining what we found and if it is major, minor, typical or not for the location and style.
Large homes will require a minimum of 4 hours at the home and up to 6 if not exceeding 5000 square feet, obviously still larger homes require even more time.
An inspection from Commonwealth Home Inspections will include all of the major items in your new home including but not limited to; structural and foundations, electrical, plumbing, HVAC, roofing and flashings, attic insulation and ventilation, driveways and walkways, grading and siding, chimneys and fireplaces etc. (Sprinkler systems, solar systems, swimming pools,outdoor Jacuzzi, whole house vacuum systems and low voltage systems are not inspected)
I strongly recommend that you attend the inspection as we will teach you more about the home in 3+ hours than you will learn in a lifetime living there. Our average report contains 80+ photos of small home repair/maintenance needs and larger homes easily have 100+. We seldom inspect without the client present but HIGHLY recommend you participate in the Home Inspection process, however I can assure you the report you will receive will be very clear and easy to understand if you are unable to attend.
